The Client

Elements Europe has won a contract with Pocket Living, London’s fastest growing affordable housing developer to deliver a modular housing solution to its latest project, Addiscombe Grove in Croydon.

Project Description: 323 room modules

The 21 and nine storey residential towers, with a modular value of £30m is set to be one of the tallest modular residential builds in the UK.

Elements Europe will manufacture, deliver and install 323 room module which will make up 112 one bed apartments, 41 two bed apartments and two three bed apartments. Each apartment will be manufactured as two separate modules and joined together at install stage.

Modules have been designed with space and functionality being its primary objective with modern, durable fixtures and fittings.

Each apartment will feature oak laminate flooring with matching internal door finish, have a white gloss fitted kitchen with energy efficient appliances and some apartments will benefit from an ensuite as well as a bathroom featuring market leading brass and ceramic ware.

Addiscombe Grove is a 100% affordable. Pocket Living estimate that by using offsite construction methods they have reduced the build programme by a third compared to using conventional methods.

Pocket Living, who specialise in creating genuinely affordable homes will be discounted at 20% of the local market rate to help local first-time buyers own their home. The homes stay affordable in perpetuity and they are always restricted to first-time buyers living locally who are eligible for affordable housing (as defined by the Mayor of London).
